Just like what we found on the east side, the homes on the west side are dealing with the same issues—hail damage, dried-out pipe jacks, and even an attempted Flex Seal fix that didn’t quite do the job. The leak lines up with the furnace and water heater vents, but with the valley, the chimney metal, and multiple penetrations all in play, there’s a lot going on here. They just bought the home, so hail damage isn’t something we can really pursue, and with everything aging and cracking, a simple repair wouldn’t be reliable. The right move is a full replacement: new leak barrier, proper flashing at the wall joint, and a system that won’t leave them chasing leaks again.
