Repairing leaking roofs in Sydney have become a lot more intricate with the popularity of double storey houses with large open plan living areas on the ground floor.
The discontinuation of the upstairs external walls at the first floor level, require these walls to be held up by large lintel beams. The second storey external wall is therefore suspended using these beams.
Whilst this is seldom a structural problem, it does introduce a major waterproofing problem if there are no special flashings (and this is usually the case) to drain moisture ingress into the upstairs cavity wall back out again via weep holes.
The problem for roofers when a leak occurs at the ceiling downstairs - is the difficulty to track down the cause (or causes) of the leak.
